    I bring you all three numbers in writing.

    I walk it with Marco, who sells the houses I buy and sits in on every seller meeting. You get the comps, the repair estimate and all three numbers on the spot. Not a “let me run this by my team.”

Sometimes the honest answer is none of these: a plain listing with no renovation and no advance, or keeping the house. If that is what the numbers say, I will say it at your kitchen table, and this process ends with you better informed and me with nothing.

Questions people ask about the process.

What happens after I fill out the form?

Maisha or I call you, usually the same day. A few questions about the house and what is going on, then we set up the visit. There is no cost and no obligation at any point before you sign.

Do I need to clean up before the walkthrough?

No. Don't clean, don't apologise, don't explain the garage. The condition changes the number, it does not change how I treat you. I have bought houses in every condition there is.

Who actually comes to my house?

Me and Marco, the agent who sells the houses I buy. The same two people every time. No inspectors, no photographers, nobody you have not been told about by name.

What do I need to have ready?

Nothing. No paperwork, no mortgage statement, no idea what the house is worth. If the house is in probate or a trust, tell me on the call, I have been through the paperwork side of that many times.

What if I get the numbers and do nothing?

Then you did the smart thing: you found out what your options are worth. The numbers are yours to keep, and no is a complete answer.

Can I stop the texts?

Reply STOP to any text and they stop. That one is a switch, not a promise, it works whether or not anyone reads your reply.

Can I close if I have already moved out of state?

Yes. Escrow handles the signing remotely. You need a phone, not a plane ticket.
