Will you drop the price after an inspection?

No. The number I sign is the number I close, and I will put that in writing before you sign anything. A high offer followed by a lower one a week before closing is called a re-trade and it is the thing I built this around not doing.

What about work that was never permitted?

Common in Los Angeles, and it is priced into the offer rather than becoming a problem at the end. It matters more on the listing path, where a buyer's lender will care.

Do I need to clean it out?
