Sell your house for cash · Los Angeles

Can I sell my house with a lien on it in Los Angeles?

They get paid at closing, out of the proceeds. Somebody told you the lien has to be cleared first, and that is where this stalls, because clearing it means finding money you do not have. You do not have to find it, and you do not front anything.

Somebody told you the lien has to be cleared before you can sell, and that is where this usually stalls, because clearing it means finding money you do not have.

In practice most liens are handled the same way every other payoff is handled: through escrow, out of the proceeds, on the day it closes.

How this actually goes.

  1. You tell me about the house.

A few questions, on the form or the phone: the address, what shape it’s in, what’s going on. Maisha usually picks up. Her job is to get me to your kitchen table, not to talk you into anything.

    Day 0 · a few questions

  2. I bring you all three numbers in writing.

I walk it with Marco, who sells the houses I buy and sits in on every seller meeting. You get the comps, the repair estimate and all three numbers on the spot. Not a “let me run this by my team.”

All three numbers, at the table

  3. You pick the path and the date.

You choose, I execute. Cash closes in about 17 days at a local title company. On path two the renovation starts and I handle every contractor, permit, photo and showing.

All three numbers, applied to this.

Path one · the cash offer

A number that already accounts for what has to be paid off, so nothing moves at the end. If the payoffs exceed what the house is worth, I will tell you that early rather than late.

What it costs you. Nothing. No commission, no repair credits, and no closing costs out of your pocket.

Path two · renovate and list

Possible, and the arithmetic is the same: the payoffs come out of the proceeds either way. It becomes a question of whether the higher figure is worth the extra weeks.

What it costs you. My listing commission, and the renovation money comes back out of the sale proceeds at closing. Never out of your pocket.

Path three · built around your situation

Cash, funding or a listing, whichever the situation calls for. For when the house is not the actual problem.

What it costs you. Nothing up front. Whatever I advance, carry or pay for comes back out of the proceeds at closing, on terms you see before you sign.

Questions I get about this one.

Can I sell a house with a lien on it?

Usually yes. Liens are paid at closing out of the proceeds, through escrow, which is the same mechanism that pays off a mortgage.

What about back property taxes?

Same mechanism. The county gets paid at closing and the amount comes off the top.

What if the liens are worth more than the house?

Then a normal sale does not clear them and you need your attorney and the lienholders in the conversation. I would rather find that out in the first week than the fourth.

I do not know what is on the title. Can you find out?

Yes. Title pulls the record once we open escrow, and it is common for something old and forgotten to show up. It is not a problem, it is just a payoff.
