Most of what follows does not involve me. I would rather you read all of it once and then choose, than call me because mine was the first number you found.

  1. Clear it, then list it with an agent

    On a house that is structurally sound, a finished listing usually brings the most money, and that is true here too. The catch is the order. The house has to be emptied and cleaned before anyone can photograph it, show it or stage it, and the clearing is the exact thing that has been stopping you. Once it is empty an agent will probably talk to you about staging vacant homes, because furniture is what stops a bare room reading as small. That is another cost and a few more weeks. If you have family who can do the clearing, or the cash to pay somebody, start here. Agents list houses like this every month, once they are empty.

  2. Pay a clean-out company, then decide

    Estate clean-out and junk-hauling companies work all over Los Angeles County and they will quote on a full house. Get more than one quote. Ask what happens to anything valuable they come across, and get that answer in writing before anyone carries a box out the door. Once the house is clear you still have every other option on this list, and more of them.

  3. Sell the contents on their own

    An estate sale company or an auction house will look at what is inside separately from the house itself. If something in there has real value, this is how you find out, and asking costs nothing. It is slower than it sounds and it does not empty the house completely, but it can pay for part of the clearing.

  4. Put the house through an auction

    You can auction the property as it stands, contents and all. It is quick and it is public, and you do not set the price. Fee structures differ a lot between platforms, so read who pays what before you sign anything. If privacy matters to you, this is the option with the least of it.

  5. Keep it, clear it, and rent it out

    If the house could work as a rental, it can. A tenant needs it empty, safe and habitable, so the clearing and the repairs come first anyway, and then you are a landlord with everything that involves. Some people want that. Most people who call me about a full house have already decided they do not.

  6. Do nothing for now

    This is a real option and I am not going to argue you out of it. If the house is paid off and the carrying cost is small, waiting until you are ready is allowed. Read the section above so you know what the waiting costs, then wait on purpose instead of by default.

  7. Sell it to me as it stands

    I pay less than a cleared, repaired house would bring on the open market, and in exchange nothing gets cleared, nothing gets photographed and nobody walks through to assess it beforehand. You take what matters and leave the rest where it is. That trade is only the right one if the clearing is the part you genuinely cannot do, and if it is not, one of the options above will pay you more.

Do I have to clean it out first?

No. That is the whole point of this page. Take what you want and leave the rest.

Is this what people call a hoarder house? Does that change anything?

People do use that word, and I do not. Selling a hoarder house, a full house, a house nobody has been able to face, it is the same job to me and the same offer. The contents are not a condition I am grading. They are just something I deal with after closing.

Will you look through what is left?

I clear it after closing. If there is something you are not sure about, tell me before we close and I will set it aside rather than guess.

Does the condition lower the offer?

It is priced in, the same as any other condition. What it does not do is make me walk away, which is what most sellers here have already been through once.

Will anyone else see it?

No listing, no photos, no showings. It is me, and then it is escrow.
