The terms for using this site.

Short version: nothing on this site is a binding offer, we buy houses for our own account to resell at a profit (or bring in an investor who buys, and tell you before you sign), and we are not acting as your agent unless you sign something that says we are.

Who you are dealing with

This site is operated by Rapid Close SoCal, LLC, 1955 Blake Ave, Unit D, Los Angeles, CA 90039. Using the site means you accept these terms. If you do not, please do not use it.

What we are in the transaction

Rapid Close SoCal, LLC buys houses as an investor, for its own account, for profit and resale. It is not a licensed real estate brokerage and it is not your agent. When we buy your house, our interests and yours are not the same: we are the buyer.

Sometimes the right buyer for a house is another investor rather than us. In that case we may assign our purchase contract to that investor, or introduce the investor to buy the house directly. When that is the plan, we tell you in writing before you sign, and the price and closing date in your contract do not change because of it. That investor is a buyer too, not your agent.

Listing and agency services are a separate thing, provided by Jose Schnaider, a licensed California real estate salesperson, DRE 01975968, under Dream Team Real Estate Consultants Inc. Those services exist only under a signed listing agreement. Until you sign one, nobody here owes you a fiduciary duty.

Nothing here is an offer

The pages on this site describe how we work and what we have paid before. They are not an offer to buy your property, an appraisal, or a valuation. A number becomes real when it is in a written purchase agreement signed by both of us, and any number given before that is subject to seeing the house, to what the title search turns up, and to the agreement itself.

You are free to walk away at any point before signing, and so are we. No obligation, in either direction.

Advances before closing

Where we describe advancing money before closing, that is part of your own sale proceeds paid early, not a loan and not a gift. It is subject to written approval on the specific deal, the amount depends on the equity and the terms, and it comes out of the proceeds at closing. If you are in an active foreclosure, the structure has to clear escrow and legal review first. The controlling terms are the ones in the signed agreement, not the ones on a web page.

This is not advice

Nothing on this site is legal, tax, accounting or financial advice. Probate, liens, foreclosure timelines and the tax treatment of a sale all depend on facts we do not know and on law that changes. Talk to your own attorney or CPA, and we will work with whatever they advise.

What you tell us

Please give us accurate information about the property and about your authority to sell it. We rely on it to prepare a number, and an offer based on wrong information does not survive the walkthrough. If you are not on title, tell us who is.

Text messages and calls

Agreeing to texts is optional and is never a condition of getting an offer. Reply STOP to stop them. Calling the number on this site is an invitation for us to call you back about your enquiry. See the Privacy Policy for what we do with what you send.

The site itself

The words, photographs and design on this site belong to Rapid Close SoCal, LLC. The photographs are of houses we bought or renovated. Please do not copy them for another business.

We keep the site accurate and available, but we do not promise it will be error-free or never go down, and we are not responsible for sites we link to. To the extent the law allows, our liability arising out of your use of this site is limited to what you paid to use it, which is nothing.

Where disputes go

These terms are governed by the law of the State of California. Anything that cannot be worked out between us belongs in the state or federal courts serving Los Angeles County.

Changes

If these terms change, the date at the top changes with them. A signed purchase agreement is not affected by a later change to this page.
